For the Alexandra Apartments project, the Globe Iron crew executed a comprehensive overhaul—combining a modern, energy-efficient TPO system with the meticulous, hands-on restoration of legacy built-in gutters.

Multi-family assets of this vintage often suffer from hidden structural decay along their perimeters. The true challenge of this project lay beneath the surface, requiring our crews to correct decades of water deflection issues without disrupting the residents below.
Complete Deck-Down Inspections
We don’t overlay over failure. Our crews utilized crane-assisted staging to perform a clean demolition down to the original wood decking. Every square foot was meticulously inspected and prepared before laying down a high-performance cover board and gray TPO assembly.
Surgical Built-In Gutter Rebuilding
The building’s architectural gutters were completely failed. We stripped the legacy linings, repaired deteriorated wood framing, and fully lined the structural gutter cavities with a continuous waterproofing underlayment, cover board, and heat-welded TPO membrane system—fortified by custom metal drip edges.
Protecting Architectural Character
In high-visibility courtyard walkout areas and masonry transitions, traditional mechanical flashings risked damaging old brick details. Globe Iron applied advanced, liquid flashing systems to form an airtight moisture seal that perfectly respects the building’s historic masonry aesthetics.
