Modula Warehouse The Intersection of Volume and Custom Craft.

Technical Snapshot

  • Location: Franklin, OH
  • Facility Type: Industrial Warehouse / Manufacturing Hub
  • TPO System Footprint: Approximately 173 Squares (17,300 sq. ft.)
  • Metal System Footprint: Approximately 130 Squares (13,000 sq. ft.) of Custom 24-Gauge Metal
  • Primary Materials: Reinforced TPO Membrane & Custom-Fabricated Curved Standing Seam Panels
  • Specialty Scope: Tapered Insulation Crickets, Industrial Skylights, & On-Site Panel Roll-Forming
  • Logistical Method: High-Volume Material Coordination & OSHA-Compliant Fall Protection Zones

True building envelope management means having the logistical capacity to deploy heavy-duty commercial systems alongside the artisan craft required for complex architecture. For the Modula Warehouse project in Franklin, Ohio, the Globe Iron crew proved their multi-faceted mastery—installing a massive, multi-layered TPO insulation network while simultaneously site-fabricating a custom, curved standing seam metal roof to match the building’s unique footprint.

Before
After

Flashing the Curve and Directing the Volume.

When an industrial asset mixes radius metal panels with a vast low-slope footprint, standard commercial roofing outfits are forced to split the contract. Globe Iron eliminated that gap by executing both distinct scopes with dedicated, in-house crews.

Advanced Sub-Surface Hydrological Design

On the low-slope footprint, we didn’t just rollout membrane. Our crews built a high-performance system utilizing multiple layers of staggered polyisocyanurate insulation boards to lock down thermal performance. To prevent standing water at high-risk transition zones, we engineered custom tapered insulation crickets behind all major rooftop curbs before heat-welding the reinforced TPO membrane.

On-Site Custom Radius Fabrication

Pre-manufactured metal panels cannot adapt to a complex building radius. To honor the architectural curvature of the roof, our metal technicians installed a heavy plywood substrate over the structural deck, wrapped it in high-temperature ice and water shielding, and brought our machinery right to the site to custom-fabricate the 24-gauge standing seam panels to match the exact building geometry.

Institutional Envelope Accessories

A massive roof area generates torrential water volume. We fully detailed the infrastructure by fabricating and installing integrated heavy-gauge gutter systems, commercial downspouts, coping, prefinished gravel stops, and industrial skylights—along with a secure roof hatch complete with integrated ladder safety access.

Project outcome

Zero Gaps. Multi-Generational Protection.

The Modula Warehouse stands as a premier example of Globe Iron’s “One Partner. Zero Gaps” philosophy. By managing the high-speed deployment of the 173-square TPO shield and matching it with the architectural precision of a site-fabricated metal assembly, we saved the client from the logistical nightmare of multi-subcontractor coordination—delivering an armored asset in Franklin, Ohio built to perform for decades.
